Leasing Services

Pre-Marketing

Marketing the Property

  • Market your property on top real estate websites to maximize exposure to your property for rent on numerous websites including: FMLS, GAMLS, Realtor.com, Zillow, Trulia, Move.com, Facebook, and more (some of the sites may change their policies from time to time)

  • Coordinate scheduling & showing of your property to prospective tenants

Screening the Applicant

  • Obtain Government issued identification

  • Social Security number verification

  • Pull credit report

  • Pull Eviction report

  • Verify bankruptcy information (if applicable)

  • Pull criminal history background

  • Check sex offender registry

  • Verify employment and proof of income

  • Verify previous rental history

Move-In Procedures

  • Review and sign the lease

  • Perform Move-In Inspection

  • Collect Security Deposit

  • Turn over new keys to the new tenant

  • Collect monthly rent via electronic check, credit card, personal check, or money order

  • Hold Tenant rent payments in trust account

  • Forward tenant rent payments via ACH to the owner on or before the 15th of the month (as long as rent has been paid)

  • Handle Tenant issues on a timely basis

  • Educate Tenants as to importance of timely rent payments

  • Notify Tenants with a late notice if rent is received after the 5th of the month

  • Perform Move-Out inspections within 3 days as required by Georgia Landlord Tenant law

Lease Only Services

For owners who want to manage the property themselves, we offer a lease-only service. We market the property, execute a lease, and turn management over to you.

Manage Only

If Already have a tenant in place, Manage Only means that we will take care over the management services include collecting the rent, coordinating repairs, and all the other tasks associated with managing the lease. We will not be paid a procurement fee (for the current tenant). We will just collect our management fee based on the amount of income we collect for you.
